Can you hold a place before I apply?
No. All properties are rented on a first-come, first-served basis with a fully completed application and required fees. We recommend applying as soon as possible and paying the deposit to secure your desired rental home. -
Do I pay first month’s rent with my security deposit?
No, typically tenants are required to pay the security deposit equal to one full month's rental income once their application is approved, and first month’s rent or the pro-rated amount on or before move in date. -
How old must I be to apply for a rental?
All applicants who will reside in the property who are 18 or of legal age must apply. -
Is the deposit refundable?
Yes. Security deposits are refundable, provided the lease terms are fulfilled and there’s no damage beyond normal wear and tear. -
When is a cosigner required?
A cosigner may be needed if an applicant does not meet income, credit, or rental history standards. All cosigners must meet financial qualifications and sign the lease along with the applicant. -
How do I apply for a rental?
You can apply online through our website or in person. Be prepared to submit your application fee, proof of income, identification, and any required supporting documentation. -
How can I pay rent?
Rent payments can be made securely through your tenant portal, via bank transfer, or with a check, credit or debit card, or cash. Online payments are required for faster processing and convenience. -
Can I get a pet while renting?
Before bringing a pet into your rental, please review your lease agreement and contact our office. Some properties allow pets with an additional deposit or pet rent, while others have restrictions or breed limitations. -
What happens if I want to move out but my roommate wants to stay?
All tenants are typically responsible for the lease term. If any changes or needed contact your property manager by using the Chat feature in your portal. -
What do I do if I plan to move out at the end of my lease?
Please refer to your lease for the required notice period, and submit your written notice to vacate before the deadline to avoid penalties via your portal. -
Who pays for maintenance and repairs?
We handle all routine maintenance and necessary repairs unless otherwise noted in your lease agreement. However, tenants are responsible for damage caused by negligence or misuse. All maintenance requests should be submitted promptly through your tenant portal / property meld.
