Lease ApplicationRequirements
To ensure a smooth and fair leasing process, all applicants must meet the following requirements before consideration for tenancy.

Application Form
- Each adult (18 years and older) intending to occupy the premises must complete a separate rental application and pay the non-refundable $77.50 application fee.
- All information must be accurate, complete, and verifiable.

Identification
- Valid government-issued photo ID is required (e.g., driver’s license, passport, or state ID).

Proof of Income
- Applicants must show the ability to pay rent.
- Acceptable documentation includes:
- Two (2) most recent pay stubs
- Employment verification letter
- Recent tax return or bank statements (for self-employed applicants)
- Income standard: Minimum gross monthly income should equal at least 3 times the monthly rent.

Credit Check
- A credit report will be obtained to evaluate payment history and financial responsibility.

Background Check
- Includes verification of rental history, eviction records, and criminal background (as permitted by law).

Rental History
- Applicants should provide contact information for previous landlords.
- Positive rental history includes timely payments, good property care, and compliance with lease terms.

Security Deposit and Fees
- A security deposit (typically equal to one month’s rent) is required prior to move-in.

Guarantor / Co-Signer are required to sign the lease as a principal
- Applicants not meeting income or credit criteria may provide a qualified guarantor who meets all screening requirements.

Pet Policy
- Disclosure of all pets is required.
- Additional deposits, fees, or monthly pet rent may apply.
- Certain restrictions may exist based on property policy.
